Why landlords use Stay Dry

Built around how landlords work

When a tenant reports damp or mould, you need someone who turns up quickly, finds the cause and gives you something in writing.

Quick response

Fast appointments, so you can act on reports of damp and mould without delay.

Evidence-grade reports

Photos, moisture readings, the cause and clear recommendations, ready to keep on file.

Tenant access arranged

Give us your tenant's details and we'll arrange a time with them directly.

One point of contact

You deal with Sean Howes directly, from the first call to the finished job.

Awaab's Law

Helping you act promptly on damp and mould

Since October 2025, Awaab's Law has required social landlords in England to investigate reported damp and mould hazards, and make serious hazards safe, within strict timescales. The government has said it plans to extend similar rules to private rented homes.

We're damp specialists, not legal advisers. Check the current rules and guidance for your own obligations. [TO CONFIRM: check this wording before launch]

How a Stay Dry survey helps

  • A quick visit once a problem is reported
  • The cause identified, not just the symptoms
  • Photos and moisture readings for your records
  • Clear, prioritised recommendations for any work needed
How it works

From tenant report to written findings

  1. Send us the details

The property address, your tenant's contact details and any photos they've sent you.

  2. We arrange access and survey

We book a time with your tenant, inspect the property and find the cause.

  3. Report and next steps

You get a written report with photos [TO CONFIRM: turnaround], plus a quote for any work needed.

One rental or a whole portfolio

Whether you have one property or many, you'll always deal with the same person. No call centres and no being passed around, just straight answers and a report for each property.
